New home products traditionally attract higher commission rates than resale properties. GRS is structured so that each participants in a transaction is offered a pre-determined reward appropriate to the service that they provide.

GRS understand the complexity of purchasing a new home either off-plan or prior to building completion. The GRS platform incorporates a number of safeguards to help mitigate the key risks that can be involved. These risks revolve around the ability of the developer to construct a new home and include such issues as proper legal title, approved building permits (both locally and nationally) and the ability of the buyer to make his/her payments through a secure payments system. GRS will only list new homes on the GRS platform that have been assessed by an independent panel of lawyers to verify whether the home meets the necessary standards; this is known as the IDIP (International Developer Information Pack) report. Completion of the IDIP report means that all new homes are pre-qualified for Title Insurance should the buyer wish to take up this insurance.
Presenting a ‘New home’ to the marketplace
Prior to promoting a new home the first step taken by GRS is carry out a study of the relevant global markets, including an analysis of the geo-demographics, consumer purchasing power by segment and the readership/consumer base of any intended media advertising. This study is then used to prepare a report for the developer of the new home project.
In conjunction with the developer GRS will recommend the best route to market for the new home project; the necessary translation work together with recommended sales strategies. The same findings are then discussed with the agents in the target markets to create a suitable marketing schedule and related sales collateral (again in the necessary local languages).
In parallel with the launch and promotion of the project through the GRS member real estate agents GRS also promotes the new home offering in the selected target markets through our affinity partners and direct marketing channels including magazines, PR activities and advertising.
The New Home Worldwide magazine (NHW), produced to printing standards comparable to the leading international publications; NHW is a lifestyle magazine which includes editorial provided by recognised commentators and journalists in their respective fields, Not more than 60% of the magazine (measured by page) will be allocated to selected property listings. The remainder will explore international cultures, norms and ‘hot’ topics; offering readers new country insights to assist them in evaluating the various competing global new home markets. Initially NHW will be distributed through participating advertisers, leading hotel chains, GRS members and global airports lounges.
